“Rightmove Data Reveals Top 25 Towns with Surging House Prices in 2025”

Rightmove has released data showing the 25 towns that experienced the largest surge in house prices in 2025.

Topping the list is Hawick in Roxburghshire, Scotland, where the average home asking price rose by 18% to £148,633. Following closely is Durham, with average prices increasing by 15% to £251,339, and Stannington in Sheffield with a 12% hike to £264,078.

The growth list by Rightmove for 2025 highlights many lower-priced regions, based on factors such as house prices, demand, and supply. The average asking price across the top 50 areas stands at £270,711 – significantly lower than the national average of £368,031 by nearly £100,000.

National average asking prices saw a slight 0.6% dip by the end of 2025 compared to the previous year. Scotland leads in representation on the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber each with 8 entries. Surprisingly, London, with an average asking price of £679,782, did not make it to the top 50 for price growth last year.

Rightmove attributes the price growth to affordability, with many businesses still requiring employees to commute to offices, driving demand for suburbs near city centers. The trend also points to areas close to universities or major NHS trusts witnessing increased interest.

Colleen Babcock, a property expert at Rightmove, explains that areas with more homes priced below the average attract a larger pool of buyers, fueling house price growth in those locations.
