The latest study by Zoopla has uncovered the top single-friendly property locations in the UK, highlighting a city where the average monthly mortgage payment is a mere £408.

According to the research, Sunderland emerges as the most cost-effective city in England, with monthly payments representing 17% of the average monthly salary.

The typical price for a one or two-bedroom property in Sunderland stands at £106,700, while the average income for a single individual is £28,600.

Meanwhile, in London, Zoopla identified Havering as the most budget-friendly borough, where a one or two-bedroom property carries an average price tag of £305,200 – approximately 7.3 times the average earnings of £41,600 for solo buyers.

Across the border in Scotland, Aberdeen takes the crown as the most affordable spot for single purchasers, with average monthly mortgage payments amounting to £438, based on an average property value of £114,700.

Swansea emerges as the most economical location in Wales, where the average property price is £149,000, with typical monthly mortgage payments totaling £569.

Zoopla notes that purchasing a home as a single person is more challenging as lenders evaluate affordability based on a single income rather than a dual income.

The analysis conducted by the property website focused on prices of smaller one or two-bedroom homes, comparing them with the average incomes of single earners.

Furthermore, it highlighted that single buyers make up around 39% of first-time property purchases.

Richard Donnell, executive director at Zoopla, emphasized the increasing feasibility of solo home ownership, stating that rising incomes and lower mortgage rates are making it more attainable.

Donnell advised prospective buyers to conduct thorough research on mortgage affordability and explore products tailored for singles, while considering alternative locations and choosing the right area that suits their needs.

He stressed the importance of recognizing that purchasing a property as a singleton is a viable option.
