“February Reigns as Prime Month for Home Sales”

February has been identified as the prime month to list your home for sale, as indicated by a recent study conducted by Rightmove. The analysis found that 68.9% of homes put on the market in February successfully secured a buyer. Following closely behind, both January and March boasted a 68.8% success rate in finding buyers for listed homes. April ranked third with 68.7%, and May followed with 67.7%.

Contrastingly, October ranked at the bottom of the list, with 65.4% of homes listed during that month eventually being sold. On average, it takes approximately seven months to finalize a sale and complete the purchase of a home.

The study by Rightmove encompassed millions of property listings from 2014 to 2024, excluding 2020 due to the impact of the coronavirus pandemic. The data for 2025 was also omitted to include properties listed later in the year that may still be awaiting buyers.

In terms of speed, January emerged as the quickest month for securing buyers, with an average of 47 days, closely followed by February at 48 days. March stood out as the month with the highest number of newly listed properties and the most overall sales agreements on average.

Colleen Babcock, Rightmove’s property expert, emphasized the significance of listing in February, stating that it is the optimal month for selling a home. She highlighted the upcoming Spring season as another favorable period for home sales.

Various industry experts shared insights on the current property market conditions. Steve Reed, Housing Secretary, emphasized the importance of streamlining the buying and selling process to reduce stress and ensure smoother transactions. John Baybut, Managing Director at Berkeley Shaw Real Estate, highlighted the strength of the UK property market, attributing it to favorable interest rates. Mike Sharman, Group Managing Director at Sharman Quinney, noted that February marks a busy period with numerous new listings, advising serious buyers to be prepared with finances and prior property arrangements.

Overall, the property market presents opportunities for sellers, with strategic timing and preparation playing crucial roles in achieving successful sales.
